APPLICATION INTRUCTIONS (Please read carefully)

(Applications will NOT be reveiwed until the following criteria are met)

1) Property has been viewed by Prospect (Agent / Friend / etc. on their behalf)

2) ALL adult tenants (18+) have submitted separate applications

3) *TWO MONTHS* of Verifiable Income - received by our office (email or 24/7 office drop box). 
    Household income minimum is THREE (3) times the monthly rent

4) Clear Pictures of ANY Pets must be uploaded to application, or emailed to

5)  Rental History Form (can download this form from the APPLICATION PAGE link <below>)

6)  DO NOT PAY Application Fee(s) until you are instructed to do so by office staff.


*By continuing with this APPLICATION, you understand, and agree to the following:

APPLICATION FEE: $40 per adult applicant for each Application - This Fee is for Application review, Income review, Credit check & Criminal/Background check (Paid via this Website or bring to our office)

INCOME REQUIREMENT: Verifiable Income or New Hire Offer Letter showing THREE (3) times the monthly rent must be provided (2 month's Pay Stubs, Bank Account Statements showing source of income, etc.) immediately upon making application.  (Self employed individuals must call our office to discuss requirements)

CREDIT REQUIREMENT: 550 FICO absolute minimum; 550 - 600 FICO score will prepay the last month's rent / NO outstanding COLLECTIONS on credit report.

Note: "NO CREDIT" (common with younger renters) is acceptable with verified income. Co-Signers will not be accepted for income or credit. No corporate account properties. 

BACKGROUND CHECK: No Previous FELONIES, No Sexual offenses; Statements such as "Adjudication withheld", "nolle prosse" or "adjudication deferred" may require further documentation.

DEPOSIT: Amount listed on ACTIVE RENTALS page (some properties MAY have an Active Military discount)

PET FEE: Will be collected at MOVE IN. MAXIMUM of 2 (NO EXCEPTIONS). Non-refundable fee of $300 per pet. Additional restrictions may apply. 

RENT will be prorated depending upon date of move-in and credit report and collected at Move In.

*NOTE: Properties can only be held up to 14 days with (1) PAID DEPOSIT and (2) FULLY EXECUTED LEASE

***No person shall be denied the right to rent one of our managed properties based upon an applicant's race, color, religion, national origin, sex, age, disability, marital status or familial status***

***ALL property information MUST be verified by the Tenant. While we strive to provide the most accurate description of the properties listed, Sand Dune Properties is not responsible for errors in advertising concerning amenities, Square Footage, Room Layout, etc. that are verifiable by the tenant during their walk-through of the property.
