- All rental payments are due IN our office no later than the 3rd day of each month.
*Rental Payments received AFTER the 3rd of the month SHALL include a $25 Late Fee.
- Noted TWICE within your lease AND via monthly newsletters are requirements to change A/C Filters every 30 days ... Clean filters save money for TENANTS and OWNERS.
- Maintenance personnel have been instructed to check filters on EVERY visit as well as note a lack of "spare" filters.
- Periodic vacuuming of the property also reduces the amount of dust within the home.
RENTER'S INSURANCE: Noted in the lease, the following excerpt is from a local Insurance agent … “<Renter’s Insurance> usually ranges from $150 - $400 a year and will cover the tenant’s belongs (furniture, electronics, clothes, etc…) due to a covered loss. <They> can add food spoilage as an endorsement on most of them. Usually the coverage is similar to a homeowner’s policy. It will cover against fire, water leaks, hurricanes, theft etc…”
LAWN MAINTENANCE: Tenants living in single family homes are required to maintain landscaping as well as the interior of the home. Mowing the lawn, raking leaves, edging sidewalks and reasonable trimming of trees & shrubs are part of expected upkeep of the property.
PETS: ALL Pets must be approved BEFORE they are brought into the home. (see Application page for procedures)
PEST CONTROL: Bugs are a fact of life in Florida. Keep them out of your home by cleaning up food spills and removing moisture in and around the home whenever possible. Over the counter Pest Control sprays will keep your home free of most bugs. Sawdust piles or holes in walls or ceilings could indicate a larger termite problem and should be reported immediately!
LOCK-OUTS: Sand Dune Properties IS NOT responsible for you locking yourself out of your unit. Make extra keys and give them to a trusted friend or relative. If you lock yourself out during business hours, you can pick up a key to have a spare made. If you lock yourself after hours, "SUPER TENDERS" (our after hours call center) will give you the name of local locksmiths to gain entry into your property. Any damage caused by re-entry will be the tenant's responsibility.
